Where can I send my rent and how can I pay it?
You can send your rent to our mailing address. Checks can be made out and mailed to Parallel Realty at 7570 W. 147th Street Suite #308 Apple Valley, MN 55124. You can pay your rent via cash, check, money order, or online via our ACH option.

Where is your office located? What are your hours?
We have a separate mailing address. So, our our physical location is at Evolve Workplace at 260 Wentworth Avenue E., West Saint Paul, MN 55118. If you do not want to mail any documents or checks, please come to this location and drop off your things during office hours which are Monday - Friday 9am - 5pm. We are not open on weekends.

How do I submit a maintenance request?
You can go to our contact page or footer and click submit a maintenance request. Maintenance will then reach out to rectify your maintenance issue.

Do you have an online portal?
We do not have an online portal, but we are looking to get one soon.

What is your sublease process?
There is a $250 sublease fee that must be paid prior to signing a lease addendum. When a current tenant finds a sublease, they will send us their information, and we will walk the new tenant through our application process. Once the sublease is approved, we will write an addendum to lease which will release the current tenant from their lease responsibilities and add the new tenant to the lease. This document will also specify move-in and move-out dates and discuss how the security deposit will be handled between the current and new tenant.

What is your application process/requirements?
For our application process, you can either fill out an application online or print out a hard copy from our website and mail to our Apple Valley address. There is a $40 application fee that needs to be sent in with your application to our mailing address before we can start processing your application.
Additional documents needed will be proof of employment which you can send a recent pay stub for. If you are a student, we will need to verify student status which can be done by sending a student ID or another form of verification.
We go through a third party to provide background checks on incoming applicants. This background check will look for criminal background, unlawful detainers, and income. Once the background check comes back clear, we will begin the leasing process.
